INCOME/AGE RESTRICTIONS

Spring Grove Manor has historically been reserved for those who are elderly or disabled (at any age). We currently have an age waiver which allows us to lease up to seven units to those who are 18+ or disabled (at any age).

We give preference to those who fall within the extremely low income limit. Please see the chart below.

SECURITY DEPOSIT

A security deposit equal to the first month of rent + utility allowance is due at time of move-in. 

OCCUPANCY

The initial maximum number of residents in a unit is equal to two persons per bedroom unless otherwise stated in the property's Resident Selection Plan, where applicable. Each unit is limited to no more than two unrelated or four related adult persons per unit. Lloyd Management defines a related adult person as either a child, dependent, or parent of the head of household. General occupancy standards and any federal, state, or local housing ordinances will supersede this policy.

UTILITIES

Heat, water, sewer, and trash are all included with the monthly rent payment. Residents are responsible for electricity.
