APARTMENTS

Applicants must be 62+ years of age or disabled (at any age). In addition, households must make under a certain amount to qualify. The total annual household gross income is considered.


TOWNHOMES

Trailside Townhomes offers two types of units, Tax Credit and Section 8. Those applying to a Tax Credit unit must follow the 60% AMI income limits in the table below. The monthly rent will be a set amount. Section 8 Vouchers are welcome in the Tax Credit units.

Those applying to a Section 8 unit will need to follow the 30% or 80% AMI income limits below. (please contact us for details). Rent in the Section 8 units is based on 30% of the annual household gross income.

SECURITY DEPOSIT/APPLICATION FEE

A security deposit equal to the first month of rent are due at time of application. In select units, a $35 application fee per adult is also due with the application.

OCCUPANCY

The initial maximum number of residents in a unit is equal to two persons per bedroom unless otherwise stated in the property's Resident Selection Plan, where applicable. Each unit is limited to no more than two unrelated or four related adult persons per unit. Lloyd Management defines a related adult person as either a child, dependent, or parent of the head of household. General occupancy standards and any federal, state, or local housing ordinances will supersede this policy.

Water, sewer, trash, gas, and electric are included with the monthly rent payment. 

TOWNHOMES
Water and sewer are included with the monthly rent. Residents are responsible for electric and trash removal.
